CML: Caution advised over sale and lease back schemes

People who cannot afford a mortgage or loan for a new home may consider sale and lease back schemes where they sell their house but then continue to live in it as a tenant.

However, many consumers deciding to do this are in danger of being disadvantaged, the Council of Mortgage Lenders (CML) claims.

The CML says that some people are not given reliable and independent advice allowing them to make an informed decision. There are also issues surrounding the evaluation of properties.

Bernard Clarke, spokesperson for the CML, said he wanted to see more regulation as customers are dealing with unregulated institutions. This means there is not "a level playing field" which "creates confusion for customers and significant potential for customer detriment".

According to housing charity Shelter, 400,000 people say they are falling behind with their mortgage payments and two million have described a constant struggle to meet housing costs.
