Insurance for Park Mobile Homes
Whether you live in your mobile home permanently or rent it out as a holiday let, it’s important to have cover you can rely on. Specialist mobile park home insurance can do just that – giving you the protection and peace of mind you need.
What is a mobile park home?
Mobile park homes that can be lived in permanently must meet British Standards Institute BS3632. This shows that the building is made and fitted to the highest possible standard and is suitable for use all year round.
Seasonal mobile holiday homes don’t have to meet BS3632, but this means they can’t be used as a permanent home.
Why do I need mobile park home insurance?
Mobile park home insurance covers a range of incidents known as ‘insured events’, for example, a fire or a flood. If you make a successful claim for an insured event, your insurer will cover the cost of repairing or replacing your mobile home and belongings.
Without insurance, you’d have to meet the cost of replacing your possessions as well as paying for building repairs, which could result in huge financial loss.
It’s also worth knowing that a standard home insurance policy is unlikely to cover your mobile park home – unless the wording clearly states that it does. That’s because in the eyes of insurers, park homes are considered ‘non-standard’ as they’re often prefabricated and made from timber and metal instead of bricks and mortar.
What does mobile park home insurance cover?
Mobile park home insurance typically covers the building and your contents under one combined policy. Some providers do offer separate policies, but your choice may be limited.
Insurance for mobile park homes can also cover any outbuildings you have, including their contents.
Although insurers set their own terms and conditions, you can expect your mobile park home insurance to cover damage caused by:
- Fire, flood, storms.
- Theft and vandalism.
On top of these main features, policies can also cover other events – such as malicious or accidental damage. If a policy doesn’t already come with the features you want, you should be able to add them on for a small increase in your premium.
Bear in mind that policies sometimes appear expensive but actually represent great value for money as they already include a wide range of features. On the other hand, cheap mobile park home insurance could be a false economy as you might need to add on an array of extras which can dramatically increase the cost.
Does mobile park home insurance come with exclusions?
Exclusions are events not covered by your policy. Nearly all types of insurance come with exclusions – including cover for mobile park homes.
As insurers can set their own terms and conditions, exclusions can vary but typically you won’t be covered for:
- Wear and tear – it’s unlikely you’ll get compensation for items that stop working because they’re old.
- Negligence – insurers won’t pay to replace stolen items if your home wasn’t secure and doors and windows were left open.
- Damage caused by animals – this includes pets as well as vermin.
Does mobile park home insurance cover an empty property?
If your mobile park home is empty for more than a certain number of days, your policy might not cover you. In most instances, your home can only be empty for 30 days in a row before the policy becomes invalid (which means your insurer can refuse to pay out).
Some insurers will let you leave your mobile home unoccupied for longer but you might need someone to check in on your property or regularly monitor it. There might also be other conditions in place, for example, you might have to empty water systems or keep the heating ticking over.
If your home is going to be empty for a long period of time, you should speak to your insurer about unoccupied property insurance so that your home remains protected.
How much does mobile park home insurance cost?
Insurers work out your premiums according to what you need so cost is very much dependent on your own circumstances. Factors that can affect what you pay, include:
- The size and age of your mobile park home.
- The park site you lease a plot from – some insurers offer discounts for residents of certain parks.
- Your claims history – a recent claim can increase what you pay so it’s wise to think carefully about what you claim for.
How much mobile park home insurance do I need?
The value of cover is usually automatically set by the insurer – this is sometimes known as ‘blanket insurance’. Typically, buildings insurance ranges from £300,000 up to £600,000 and contents cover from £40,000 to £75,000.
Needless to say, if you think you need a higher level of cover, you can ask your insurer to increase it, but this is likely to raise your premium.
Does mobile park home insurance include holiday lets?
Unless your policy clearly says otherwise, it’s unlikely that you’ll be covered for using your park home as a holiday let.
If you do rent it out to paying guests, you should consider holiday let insurance instead as this is specifically designed to give you the protection you need.
